Whitecourt, Alberta: Phase 1, Phase 7 & 8, and Phase 9
PHASE 1
Hilltop Industrial Development Phase 1 was Avion Developments first
endeavour into industrial and commercial raw land development within
Whitecourt, AB. Avion subdivided the 20 +/- acre parcel into 12 lots, supplying water, sewer and power to each lot as well as asphalt roads complete with curb and gutter.
Avion Developments played an integral role in Whitecourt having the foresight to develop and expand the commercial and industrial zoning allowance on the verge of a natural resource and economic boom. Avion Developments was the only developer to offer new product by bringing industrial and commercial space to the market and in doing so, Avion successfully negotiated and sold each parcel within the development to both large multinational companies and smaller local businesses looking to expand.
PHASE 7
PHASE 7 & 8
Avion Developments Inc. successfully negotiated, acquired, designed, subdivided and sold 43.25 acres of “difficult-to-develop” raw land in late 2012 & early 2013. This development, known as Hilltop Industrial Phase 7 & 8, was designed and built by Avion and has become one of the most accessible and sought after industrial spaces in Whitecourt. This project was completed in extremely difficult, wet and boggy ground conditions.
Avion Developments designed the layout of the industrial development in a way that could be customized and tailored to its client’s and end-user’s needs. Avion
collaborated with its clients to design each lot, moving and adding access and egress points adjusting service tie-in locations and even parcel sizes and lot lines to ensure complete customer satisfaction.
In the end, Avion Developments finished the project long before the contractual title transfer date and delivered a successful project to the market.
PHASE 8
PHASE 9
Hilltop Industrial development – Phase 9 – is an extension of Phase 7 and Phase 8. Comprising of 40.20 acres, Avion Developments successfully negotiated, acquired and designed the parcel to accommodate 13 large industrial lots, of which it has presold 8 within the development.
